What does your home care service include?
While our services are tailored to each customer's specific needs, typically our home care service includes weekly  walkthroughs with photo reports. We check interior and exterior conditions, doors and windows, heating systems, boilers, sump pumps, breaker box, irrigation, appliances, fireplaces, and thermostats. We run faucets and flush toilets, confirm the home is secure and at the right temperature while you are away, prepare the temperature before your arrival, verify spa service if applicable, and run your vehicle every week. Work outside these tasks such as repairs, vendor coordination, or seasonal projects is billed separately.
How often do you inspect the property?
We offer customizable inspection schedules—weekly, biweekly, or monthly—depending on the homeowner’s preference and the season.
Can I request services when I'm not in town?
Absolutely. We’re your eyes and hands on the ground. Just text or email, and we’ll take care of it from deliveries to last-minute repairs.
What happens if you find damage or maintenance issues during an inspection?
We’ll notify you immediately, provide photos, and offer repair options. With your approval, we’ll coordinate with trusted local vendors and oversee the work.
Do you offer snow removal or landscaping services?
Yes. We provide basic snow removal and landscaping services. Driveway and walkway snow clearing are done directly by our team at an hourly rate. Roof snow removal is coordinated through a qualified vendor. For landscaping, we handle mowing, light trimming, and general upkeep. Larger or specialized landscaping work is contracted out and coordinated on your behalf.

What platforms do you manage properties on?
We manage properties on Airbnb, Vrbo, Booking.com, Google Travel, and our own direct-booking platform to maximize visibility. We also promote select listings on Instagram and Facebook when it supports demand and timing.
How does your pricing model work?
We charge a flat monthly fee for management. Together, we set a yearly revenue target for your property. If that target is reached, Alpenglow Elevated earns a 5 percent performance bonus. This structure keeps most revenue with you and rewards results, not volume. We support performance through professional photography, dynamic pricing, platform-optimized listings, and elevated guest preparation that drives strong reviews and repeat stays.
Who handles guest payments and taxes?
All guest payments go directly to you through the booking platform. We do not touch your funds. Airbnb and Vrbo collect and remit lodging taxes as required.
What’s included in your rental management service?
We set up and manage your listing across major booking channels, handle guest communication from inquiry through checkout, coordinate turnovers and restocking, and resolve issues during stays. When the property is not booked, we complete weekly inspections to keep the home monitored and ready. You get hands-free hosting supported by consistent service and strong guest standards.
How do you handle guest-caused damages?
We use a damage protection service (e.g., Airbnb’s AirCover or third-party insurance) to pursue reimbursement directly from the guest. We document issues and file claims on your behalf.

How do you price concierge services?
Pricing varies based on the service. Some offerings have flat fees, while others are billed hourly or based on third-party provider rates. All rates are transparent and provided upfront.
Are your concierge services only for rental guests?
Not at all. Homeowners can enjoy full access to our concierge offerings year-round, whether you're in residence or preparing for a visit.
